Terms of Service

By using this website or requesting services from Coastal Home Property Management LLC (“Coastal,” “we,” “us”), you agree to these Terms.

Coastal is a lead-generation and referral service only. We connect homeowners with independent local contractors and service providers for home watch, cleaning, maintenance, and improvement projects. We do not perform any of the work ourselves, we are not a licensed contractor, and we do not invoice or collect payment from homeowners for services. The contractors we connect you with are independent businesses who contact you, quote the job, perform the work, and bill you directly.

When you submit a request, you authorize us to share or sell the information you provide — including your name, contact details, property address, and service needs — to one or more independent contractors, service providers, or partners, who may contact you by phone, text, or email to provide the services you’re seeking. Coastal is compensated by the contractors for these introductions (for example, a per-lead or per-job referral fee); homeowners are never charged by Coastal. These contractors are independent businesses solely responsible for their own work, pricing, scheduling, licensing, and insurance; Coastal is not a party to and is not responsible for the services they provide.

Any quotes, estimates, scope, scheduling, and pricing are provided by and agreed directly with the independent contractor — not Coastal. Coastal does not set prices, perform work, or guarantee any quote.

You are responsible for providing accurate property information and the access needed to perform services (keys, codes, HOA details). Missed access may affect scheduling and fees.

The contractors we refer are independent third parties — not our employees, agents, or subcontractors. While we aim to refer reputable, vetted pros, we do not employ, supervise, or control them, and we make no guarantee or warranty as to their work, licensing, insurance, pricing, or conduct. You are responsible for vetting and contracting with any contractor directly, and we are not liable for their acts or omissions.

Fees, payment timing, and terms are set out in your service agreement or quote. Late or unpaid balances may pause services.

Services are provided “as is” to the extent permitted by law. To the maximum extent permitted, our total liability for any claim is limited to the amount you paid for the service giving rise to the claim.

These Terms are governed by the laws of the State of South Carolina, without regard to conflict-of-laws rules.

We may update these Terms; the effective date above reflects the latest version.
